COMPLEX / BUILDING MANAGEMENT
These are the general complex/building management rules according to the Turkish Law. The rules are not limited as they are declared in this article.
General
1.The following rules are binding for all residents, owners, tenants, guests and family members as the case may be. The rules referring to the residents shall be deemed to be covering all these people cited here in this article.
2.Changes, modifications or amendments to these rules may be adopted by the manager upon giving 30 days notice in writing on the bulletin board of the building. These rules and any changes or amendments should have a legitimate purpose and are not intended to be arbitrary or constitute a substantial modification of residents’ rights.
3.These rules shall not be exercised in violation of equal treatment and equal benefit distribution.
4.Residents (tenants or owners) are responsible for the good conduct of their guests and must prevent any violation of these rules by their family members or guests.
Communication
5. All notices shall be delivered in writing on the bulletin board (alternatively you may write that all notifications shall be made delivered in writing to each flat owner /tenant against a receipt)
6. If a resident has a new phone number, s/he must provide this to the manager.
Noise/Disturbance
1. Residents shall not make or allow any disturbing noises in the unit by residents that interfere with the rights, comforts or convenience of other persons.
2. All musical instruments, television sets, stereos, radios, etc., are to be played at a volume that will not disturb other residents.
3. The activities and conduct of residents, of residents’ guests and of the children of residents or their guests, in or outside of the unit, in the common areas, parking areas, or any recreation facilities must be kept at a reasonable level at all times and should not annoy or disturb other residents.
4. No lounging, visiting or loud talking that may disturb other residents will be allowed in the common areas at any time.
